The Big Picture

The history of a place is emblematic of it's future.

Orange Investment, LLC purchased the building in 1984.

Known throughout the State for its highly advertised tenant, The Bedroom Factory, our three interconnected buildings form a T enclosing 130,000 square feet. Natural light abounds. The wooden floors, high ceilings and antique details are stunning, and the outside, while rather plain, is in solid shape and ready for the designers brush.

The Orange Innovation Center is situated on a nearly four-acre commercial/industrial zoned lot; with re-landscaping and new signage projects now in progress.

The largest structure has been built with four levels of reinforced concrete and houses a plastic bag manufacturer, Hi-De Liners, on the 1st and 2nd floors. This leaves 35,000 square feet ready for qualified businesses that can demonstrate a sustainable venture with a socially responsible record. A 7,000 lb. elevator serves the 3rd and 4th floors with a 14 X 8 foot platform and generous ground-level loading.

The second building in our fleet is a 40,000 square foot massive three-level post & beam-framed structure well suited for offices, artisans, and small distribution and manufacturing concerns.

There you find the tireless Child and Family Service—the HQ of the Orange Elementary School Superintendent, Gordon's Trunks—the miraculous recycling of ancient industrial wood furnishings, the photo studios of the talented and fearless Charlie Gouin, the eye-popping North Quabbin Textile Studio and the K&M Machine that among other items makes wind turbines.

The second floor North and West wing are under renovation for multiple small niche office and studio tenants, and are almost completed.

While all of these feature new energy-efficient windows, and freshly refinished walls and ceilings, they retain many of the rich historic architectural elements of the building.

The second floor East wing and 3rd floor North wing housed the Bedroom Factory Showroom Outlet. Approx.12,000 sq.ft. is available for retail offices and showroom display, and the Bedroom Factory retail business could be part of the package. The furniture-drying ovens on the third floor’s East and West wings have been removed, revealing 12,000 sq.ft. of some of the most remarkable architectural woodwork on site. This raw space is ideal for workshop-studios as well as filmmaking and theatrical concerns.

The third building is a three-level wood-framed structure with stucco exterior totaling approx. 20,000 sq.ft. This section is ideally suited for recycling and re-purposing, and environmental artists with its 8 loading docks and two drive-in level bays. Much of the space is currently occupied for warehousing by 4 Seasons Foam Insulators of N.E.

Shared Amenities

Ample on-site parking is available for tenants and their guests, including visitor and Handicap parking, and a designated space for a Handicap van.

The rear exit of the second floor serves as a Handicap accessible egress, along with an easy load-in point for supplies and furnishings.

The centrally located common area on the second floor features a kitchen and dining and networking area (the former Minute Tapioca product test-kitchen and cafeteria). CLICK on THUMBNAILS below to view larger images.

A private common-use conference room is open to all tenants on a sign-up basis.
High-speed DSL and Cable are available.

Physical attributes, safety, energy efficiency and separate metering

Maintenance Supervision: The highly qualified Maintenance Supervisor performs rigorous daily care and remains on-call along with a solid network of on-call contractors.

Sprinkler System: The facility has sprinklers installed throughout the complex that are serviced annually. Fifty thousand dollars worth of upgrades to the system were completed by 2004. There is 135-140Lb. of static city pressure and supply is very adequate with flow pressures of 110-115 lb. during 2" drain test.

Alarm System: The alarm system is zoned and connected directly to the Orange Fire Dept. central system. The main station house for O.F.D. is a quarter-mile from this property. Substantial upgrades were installed in 2000, which included many additional pull stations and warning strobe/horns throughout the building.

Firewall Protection: A two-hour rated firewall and automatic closing doors have been installed to provide separation between the 3 rd floors of the concrete building and the wood framed buildings to enhance fire safety and separation between tenants.

Boilers: Two new HB Smith high efficiency boilers were installed in 1998. This 'twin system' or redundant system allows us to still provide heat to all critical areas in the unlikely event that one boiler were to completely fail. We also installed a 10 KVA Generator back-up system in 1999 to provide power to the boilers and pumps for supplying critical heat during an extended power outage.

Electric upgrades: Wiring has been upgraded to commercial standard circuit-breaker panels, with separate electric metering for each tenant.

Plumbing: The building has ample bathroom facilities (14) to support multiple tenant occupancy. In 2003, the old-style flush-o-meter toilets were replaced with new efficient 1.6 gal./flush fixtures. In 2004, two additional handicap accessible Lavs were installed on the 1st floor.

21 E Survey and Oil Tank Removal: A 21 E survey was conducted in 1991 showing no groundwater contamination. Monitoring of the (2) vaulted 10,000 gal. #2 oil UST's at the West Main St. side of the property indicates no leakage of these tanks. However, we intend to have these re-lined or replaced to insure safety in their continued use. The 21-E Phase-I and II survey has just been updated and a report is available.
